Harlow & Pine Mechanical looks after heating and cooling in commercial buildings in Columbus, Ohio. Theo Marsh owns it. Both are fictional: they are our sample client. Here is one week of the agents’ work, and Theo’s part in it.

Hi Dana,fact 3
Congratulations on the two Cleveland Avenue buildingsfact 1. Buildings from the 1970s often still run their first rooftop units, and I saw you have been looking for an HVAC technician since Junefact 2.
We keep the rooftop units running for 30 apartment buildings in Columbus, so their own staff do not have to. A spring tune-up costs less than one emergency call in July.
Can I walk the two new buildings in October, at no cost? You get a short written report on each unit.

The Marketing agent reads his past posts, services, prices and tone notes before it writes. Each draft names its source. In the first month, Theo approves every post. After that, he chooses.
The first cold morning is our busiest day of the year. Most of those calls are the same fault: a flame sensor that needed a two-minute clean in September. If you manage a building, book the heating check before the first frost, not after it.

Heating check for a 20-unit building: about 3 hours on site and one written report per boiler. We book October mornings first.

Last week our crew replaced a 1974 boiler in a 24-unit building in Clintonville. The owner asked one question: how long will this one last? Our honest answer: 20 to 25 years, if someone checks it every fall.

Property managers: ask your contractor for a written report on each unit, not a pass or fail sticker. The report is what you show the owner.
